El Medio Bluffs placed third in the February 2026 permit sample with 15 issued permits, part of the leading group that accounted for about two-thirds of the month’s total. At the same time it recorded 11 vacant-lot sales, tied with the Alphabet Streets for second-highest.
Those two facts together describe a neighborhood sorting itself out. A substantial group of owners is committed and moving through plan check, while another meaningful group has decided to take the value of the land and go. Anyone returning here should expect a block composed of both original neighbors and new owners.
